Squire and Partners uses mass timber to add co-working facility to its London office

Architecture studio Squire and Partners has added a co-working facility to its own London office, in a new building framed by cross-laminated timber.

The Department Store Studios is a five-storey building offering flexible workspace along with facilities that include a movie screening room, a bar and a restaurant.

It adjoins the former Bon Marche department store in Brixton, a previously abandoned building that Squire and Partners converted into its own workspace back in 2017.

With this new addition, the architecture firm hopes to support the burgeoning local creative scene. Co-working residents can potentially make use of facilities in both this new building and the converted department store.

Hand-snapped bricks give texture to the facade

According to Tim Gledstone, partner at Squire and Partners, the intention from the outset was to create a culture of cross-collaboration between the firm's employees and other artists and designers based in the area. The company will operate the entire facility itself.

"We've created a whole business here," he told Dezeen during a tour of the building. "In many ways, it was just building on what we already had with The Department Store."

"As soon as we opened The Department Store, people started asking if they could have some desk space," added Maria Cheung, the studio's head of interior design. "So we knew the demand was there".

The building offers workspace facilities for individuals and small businesses

Conscious of the environmental impact of a new-build structure, the architects chose to use mass timber for the building's primary structure. The building boasts a cross-laminated timber (CLT) frame that offers natural soundproofing and airtightness.

The design challenge was finding a way for this material to feel at home alongside the raw and characterful aesthetic of the old Bon Marche building.

A CLT structure was chosen to help reduce the building's carbon footprint

"Our clients who would come to The Department Store would almost invariably say, this is a pretty fabulous place, but you could never do this with a new building," said senior partner Michael Squire. "Because really, the magic you've got is what you've revealed."

One tactic that the designers employed was using textured brickwork for the building's facade. Some of the bricks were snapped by hand and laid to face outwards, giving an uneven quality to the building's exterior.

Inside, the CLT structure was left exposed wherever possible and pared with industrial finishes like screed flooring. Faceted bay windows with dark frames echo the style of the Crittall windows in The Department Store, while lighting and electrical fixtures are left on show.

"CLT was the best technical choice, and with that came immediate soul, warmth and nature," said Gledstone. "We're celebrating this structure inside the building."

The Department Store Studios is located on the north side of the original building, with access via Bellefields Road. The two buildings don't join, although they share a courtyard where an established oak tree was recently planted.

The ground floor of the building accommodates a members' lounge and the Bellefields bar and restaurant, where terracotta pendant lights, marble-topped tables and wooden dining chairs help to create a Mediterranean-inspired feel.

There's also a co-working lounge that is exclusive to members

The four floors above contain a mix of different workspaces, including open-plan co-working for individuals and private studios for between six and 72 people.

Phone booths and bookable meeting rooms are dotted throughout, along with kitchen spaces and lounge areas. The aim was to create spaces that facilitate different types of working, inspired by the way that spaces are used in The Department Store and other Squire & Partners projects like the Ministry of Sound co-working.

This thinking extends to the interior design, where the colour palette and furniture choices reflect different times of day and different moods.

"One thing we've learned from our workspace experience is to design for moments in time and states of mind," said Gledstone.

Meeting rooms feature assorted colour palettes to offer different moods

"We're using colour for its psychosomatic energy, either to calm or excite, and we're linking it to seasons or moments in the days in different rooms," he continued.

"So even though some meeting rooms sit in the same place above each other, some are muted with calm evening tones and relaxed furniture, others are designed for breakfast."

A communal terrace can be found on the third floor, while the fourth floor – expected to be let to a single tenant – has its own roof terrace.

The screening room can be found in the basement, allowing the space to be used as a mini cinema. This floor also includes bike storage, lockers, showers and changing areas.

As well as the paying members, Squire and Partners has created a residency programme offering 12 month of free workspace to two local entrepreneurs. The first residents are Gabriella Lafor, who helps find media careers for Black British talent, and textile designer Coco Cripps.

"It's really a place where people can work in their own space, but also be part of a community," said Cheung, "and that's a sense that we really want to amplify and encourage."

Plywood furniture turns 1990s van into mobile home for Ecuadorian couple

Architects Juan Alberto Andrade and María José Váscones have transformed a Chevy van into a house-on-wheels for a young couple that includes a kitchenette, a fold-up dining table and a full-sized mattress.

The project, Dodo Van, involved the conversion of a 1993 van made by the American car company Chevrolet. The couple – a lawyer and an environmental engineer – purchased the vehicle for their travels and their work with local communities.

To oversee the conversion of the van, they turned to architects Juan Alberto Andrade and María José Váscones, who are based in Guayaquil and have also completed an office in the city.

The brief for the van called for creating a simple living environment within its five square metres of space, and under its 1.86-metre ceiling.

"The area conditions the space – developing a project that is flexible enough to adapt to different everyday situations and solving the basic needs of living," the designers said.

The home includes a kitchenette, fold-up dining table and a place to sleep

The exterior was left mainly untouched. Within the van, the designers created a pared-down living environment that includes a kitchenette, a lounge space, a portable table for eating and working, and a sleeping platform for two people.

The van's seating can accommodate the transportation of six passengers.

The architects had to create something that was able to adapt to everyday situations within the limited space

Service functions were incorporated into the long sides of the vehicle, behind the front seats.

"Design strategies were developed that allowed the space to be transformed into various configurations according to its needs, based on the decision to liberate longitudinal circulation and maintain the interior morphology of the vehicle," the designers said.

Cabinets open out and can be used to store kitchen utensils or act as countertops

Occupying the front portion is the compact kitchen, which features several cabinets and a sink. Small, triangular cuts in the cabinet doors enable them to be opened without the use of handles. One of the doors folds down and becomes a table or countertop.

Next to the kitchen is the living space, where the team placed a bench containing storage space. In front of this area is a large trunk that hides the van's portable table, which has legs that can be easily taken on and off.

The rear furniture can be converted into a platform for a full-sized mattress.

"The mattress is custom made," the designers said. "It involves three pieces that fold, making them easier to store."

The mattress can be folded into three when not in use

Interior walls are clad in six-millimetre-thick plywood, while 12- and 15-millimetre boards were used for the flooring and furniture.

A natural matte finish is meant to make the van feel more spacious. Mineral wool was used to provide thermal and acoustical insulation on the floor, walls and ceiling.

While the interior is lined with plywood, the exterior has been left largely untouched

The interior is powered by an independent battery linked to the van's alternator and a 110-volt transformer. The van has tanks for storing both clean and used water.

Other mobile dwellings include a 1960s travel trailer that Edmonds + Lee Architects converted into an office and crash pad for a tech entrepreneur, and a canvas caravan by Belgian designer Axel Enthoven that is shaped like the Sydney Opera House.

Airbnb Host Essentials by Muji provides hosts with a kit of useful amenities for their guests

Airbnb Host Essentials

Dezeen promotion: Airbnb has teamed up with Japanese retailer Muji to produce an affordable kit of home essentials for the holiday rental platform's hosts, featuring key amenities for guests to use during their stay.

Airbnb Host Essentials by Muji is a set of 23 items designed by the retailer, with each $400 kit accommodating up to two guests staying in an Airbnb.

Presented in Muji's distinctive minimalist, neutral style with an all-white and neutral wood palette, the kit includes items that travellers deemed essential in a recent survey by DKC Analytics.

It provides Airbnb hosts with a simple but substantial set of amenities for their guests, designed to complement a variety of homes and decors in any location.

According to the survey, 43 per cent of participants believed that small touches and accessories that a guest might use in their own home can distinguish a regular Airbnb host from an exceptional one. These include toothbrush holders and coat hangers, both of which feature in the kit.

The Host Essentials kit aims to provide a wide range of such useful items for those staying in temporary accommodation.

Kitchenware such as porcelain table sets, glass tumblers and serving dishes are included in the kit, as well as bathroom amenities such as comforting waffle towels, soap dispensers and a streamlined dustpan and brush.

To make guests feel at home during their stay, the kit also includes some Muji favourites. Recycled paper notebooks and coloured gel pens can be used to create a guestbook, while the brand's Aroma Diffuser with essential oils provides a welcoming atmosphere.

"It's so important to have the right amenities to become much more than just a place to sleep," said Airbnb host of The Joshua Treehouse in California Sara Combs.

"Airbnb's commitment to good hospitality and mission of providing authentic and positive experiences for its guests and hosts in the spaces that they live and stay is so core to our work, we were delighted to create a kit of essentials that would embody this philosophy of a commitment to reliable, quality basics," added Muji president for the US and Canada Taku Hareyama.
